Definition of a Leasing Agent
Leasing agents are responsible for finding tenants for apartment complexes and other rental units. They use a number of techniques to find qualified tenants. There are a number of job duties and responsibilities that a leasing agent must assume. They must make sure the tenant is completely satisfied with the unit they are renting and they must explain all information about the rental process.

A leasing agent is responsible for greeting prospective tenants and discussing their rental needs. It is the leasing agent's job to show tenants the various units for rent as well as all of the other features and benefits located on the premises. Tenants need to know where the trash is to be dumped, and the locations of the washing machines and dryers, parking, swimming pools and other amenities.
Application Process

If a prospective tenant is interested in the facility, the leasing agent will have him fill out an application, which asks for name, address, Social Security number, date of birth, place of employment and personal references. The leasing agent must verify the prospect's place of employment and income. A prospective tenant's previous landlord must also be verified to see if he has a history of on-time rent payments.

Background Search/Credit

A leasing agent is responsible for conducting a background search, which includes a credit report. A background search will reveal if there are any items that would disqualify a tenant from leasing an apartment at that particular facility. Applicants need to have a clean credit report if they want to rent an apartment. An excessive amount of bad credit will disqualify an applicant from renting an apartment.
Lease Agreement

Leasing agents have to discuss the terms and agreements of the lease. They explain the rules and regulations of the lease including when the rent is due as well as the grace period before a late charge is applied. The leasing agent will collect any money due such as a security deposit and the first month's rent. The tenant will sign and initial all parts of the leasing agreement according to the leasing agent's instructions.
Keys/Access Cards

Leasing agents will give the tenant the keys to her apartment along with key cards for security entrance. All tenants receive a copy of their lease agreement for safe keeping. They are encouraged to ask questions about their apartment or the terms and conditions of the lease agreement. Leasing agents are also responsible for retention of the current tenants. A leasing agent must be able to establish rapport with tenants and provide excellent customer service.
