Reasons for Denying a Rental Application
Rental management companies and landlords have the responsibility to collect the rental payments and fees from tenants. Tenants are expected to produce their payments on time. During the rental application process, prospective tenants who are unable to demonstrate that they are responsible and reliable to make payments will be denied access to the rental property.

Criminal History

Applicants with a criminal record including felonies, sexual offenses, burglaries and violent offenses may be denied. Renters have the responsibility to keep themselves, their property, and other renters and their property safe from harm. Criminals are considered a high risk.
Credit Flaws

Bad, mediocre or non-existent credit will harm an applicant's chances of renting. Landlords will be reluctant to take a risk on having to deal with late payment or nonpayment of rent. This is usually an indication of problems and possible future evictions.

Verifiable Information

Information provided on the application must be correct and verifiable. An application will be denied if the applicant's Social Security number, job contact information, previous tenant information and references are unverifiable.
Financials

Inability to provide proof of financials is cause for denial. An applicant must provide at least two or three paycheck stubs, bank statements and tax documents. Proof of other sources of income may be required. If those are provided, renters may still deny applicants who do not meet the income qualification guidelines.
Prior Problems

Prior evictions and past property damage are reason to deny applications. Applicants who have a history of property damage like leaving holes in the walls, stains on the walls, floor or carpet, and general filthiness, are less likely to have their applications approved.
Falsified and Untrue Statements

Falsified documentation like bank statements and tax documents are unacceptable. If suspicious, renters may ask to review your online bank statements to verify that the paper ones are valid.
