South Carolina Real Estate Broker Requirements
Any one interested in obtaining a real estate license in South Carolina has to meet age and residency requirements and must have either a high school diploma or GED. To this effect, the state created the South Carolina Real Estate Commission to oversee the process of granting two types of licenses, the real estate sales license, and the broker license. Both categories require 60 and 150 hours of real estate courses, respectively, offered at state-approved institutions throughout South Carolina.

The responsibility of granting real estate licenses in South Carolina lies with the South Carolina Real Estate Commission, a state agency, under the South Carolina Department of Labor, Licensing and Regulation. Anyone who wants to become a real estate agent or broker in South Carolina should understand the state requirements, which must be met prior to issuing such license. South Carolina has two categories of real estate licenses: the first category is for real estate sales, and the second is for real estate brokers. Both categories require a minimum of a high school diploma, or GED, and the applicant must have reached the minimum age of 18 years for real estate sales, and 21 years for the brokers' license.

According to the South Carolina Real Estate Commission, individuals applying for certification under the state's real estate sales program must be at least 18 years old, and holder of a high school diploma or GED. They must also complete 60 hours of the state-approved real estate course. Furthermore such applicants must pass a real estate exam and thereafter may apply for the state's provisional real estate sales license. Upon granting of the provisional real estate sales license, the recipients must take an additional 30 credit hours beyond the initial 60 hours, and must be sponsored by a licensed real estate broker. Upon completion of the 30 hours the applicants may now apply for a permanent real estate license, which requires a $25 fee.

The South Carolina Real Estate Broker Certification has its own requirements. Applicants for the state's broker license must be 21 years old, and hold a high school diploma or GED. Such candidates must complete 150 hours of real estate courses. Applicants for the broker's license must have attained three years of experience selling real estate within the five years prior to their broker's application. Upon completion of the approved real estate courses, applicants must take the real estate exam within one year. The exam is offered by a professional organization called PSI, and is available at major cities across South Carolina.

All applicants pay a fee of $25 to cover the cost of processing, and an additional $10 for a credit report. After they pass their exam, individuals seeking the real estate sales license pay an additional $25 license fee plus another $25 to upgrade their provisional license. Those seeking a broker's license are charged a two-year duration $250 broker-in-charge fee, or a two-year broker license fee of $125. The fee for the real estate exam is $63.
