The term "duplex" can be ambiguous, particularly when it comes to real estate and zoning nomenclature. While larger structures are (unofficially) called triplexes and fourplexes, a true duplex in the vernacular consists of only two units. In suburban areas, a duplex is usually a structure housing two side-by-side living units. However, the term "duplex" can have a totally different meaning in an urban setting; it often is interchangeable with "apartment" or "co-op."

Owning a duplex has multiple benefits; for homeowners, a duplex is a more affordable option than a stand-along dwelling and can allow a buyer to own a home in a more desirable town.
