About Home-Rental Services
Whether you own a rental home or are a renter, home-rental services provide management, coordination and organization of your rental needs. Legal paperwork, accounting, advertising and locating the perfect rental are just a few services they provide. Since property owners usually pay the fees for these services, they are a great value for renters.

Types
-
There are a number of types of home-rental services and some agencies specialize in several of them. They include locating rental homes for long- and short-term tenants, business, travel or seasonal needs. Other types of home-rental services are managing properties for home owners, managing vacation rental homes and advertising and coordinating rentals. Home-rental services that manage properties are usually also responsible for making sure the homes are cleaned between tenants, maintenance and repairs are performed and landscaping is maintained. Some services don't manage property maintenance, but do all management and coordination of rentals. Vacation home-rental services tend to limit their services to coordinating rentals.
Considerations
-
When employing a home-rental service, two important considerations are the reliability of the service and the type of houses handled. As with any other professional service, it's important to be sure the company is reputable and reliable so you know that it will be performing all of the services you are paying for. It's also important that the type of house you hope to rent out, or are hoping to rent, is the type it usually handles. Some services handle only luxury homes, while others specialize in beach houses, cabins or homes in middle-class neighborhoods.

Function
-
The main function of a home-rental service is to keep all of the houses on their client list rented. This means that it works closely with property owners and potential tenants to get the right renter in the right rental house. Essentially, the home-rental service takes the responsibility of advertising the rental, screening renters, preparing rental agreements and collecting rent off of the property owner, letting the owner focus on other things.
Geography
-
Home-rental services for long-term residential rentals are usually located in large cities, simply because there is a huge volume of rental homes to support their business. It is rare to find a home-rental service in a small town, unless there is a large number of vacation rentals. Popular tourist destinations, especially those near the beach, ski resorts or famous landmarks, usually have several rental agencies. These agencies usually specialize in travel rentals, where the tenants stay for a week or two while they are visiting the area.
Benefits
-
Property owners benefit from home-rental services by not having to worry about finding tenants, handling contracts or collecting money. If the service also takes on maintenance duties, a homeowner no longer has to worry about keeping up landscaping, making sure repairs are completed or cleaning the home between renters. Renters benefit from home-rental services by letting the service search for the home that fits their needs. Rather than tracking down newspaper ads, driving to different locations and negotiating with property owners, a renter can simply let the service know what they want and the service will produce a list of homes that fit the requirements.
